Ferriby Design and Construction Ltd has been specifically established to assist developers, investors, and general property owners in helping to unlock the potential in buildings they own.
In particular we have built up an enviable reputation for dealing with listed and problem properties across the country, where detailed knowledge of the planning system and how to extract the best possible consent taking into account the nature of the building and the commercial circumstances is essential.
With a listed building, often it is only one or two critical elements that make the difference between a viable scheme or not. Realisation of this from Day 1 is crucial from the all important initial meetings with the Conservation and Planning Officers.
The consent obtained is the first aspect from which all else will follow and this, together with a full appreciation of making a commercial/residential mixed use scheme practically work from design to completion is where we can help.
We can assist with the following, but not exclusively:
- Owners of listed or problem properties who are seeking advice in terms of planning, building, refurbishment or conversion work, involving detailed commercial advice as to how to maximise the potential of the building.
- Developers who may have purchased a site, let the ground floor and do not want to have to divert any more management time, or money into releasing value from ancillary space.
- Existing owners who may for instance have let the ground floor of a property and who may be interested in realising value from upper floors, but who may not have the necessary confidence or development experience to carry out a building project, or possibly lack the finance to move forward.
- Existing owner occupiers, for instance a retailer or office occupier, who is obviously interested primarily in trading from the occupied space, but who may wish to unlock upper floor or other ancillary potential.
- General advice regarding strategic asset management and development planning.
